New Condo Project Coming To Dairy Farm

Dairy Farm - once a quiet neighbourhood in Bukit Panjang New Town- has seen many transformative changes in the past decade, thanks to plans outlined by the Urban Redevelopment Authority (URA). Home to the Dairy Farm Nature Park, the Dairy Farm subzone is set to be a sensitively developed neighbourhood that is well-integrated with greenery.

One of the latest additions to private housing in the area is the plot in Dairy Farm Walk, a 2.18-hectare site that yield approximately 540 residential units. In a public land tender that closed on 14 January 2024, the site drew a top bid of $504 million from SNC2 Realty Pte. Ltd. (an entity of Santarli Construction), Apex Asia Alpha Investment Two Pte. Ltd., Soon Li Heng Civil Engineering Pte Ltd and Kay Lim Realty Pte. Ltd. The bid price works out to a land rate of $1,020 psf per plot ratio (psf ppr). It is the fourth GLS site released in the Dairy Farm area since 2012 - following plots where Dairy Farm Residences, The Botany at Dairy Farm, and The Skywoods were built.

With limited unsold inventory in the Dairy Farm area, the future development on the Dairy Farm Walk plot could see keen buying interest, particularly among those who wish to live close to nature. The latest new launch in the area, the 386-unit The Botany at Dairy Farm was 99% sold as at end-December 2024.

Tranquil living with a view

While a little further away from the city centre, the Dairy Farm and Hillview area offers a serene retreat, away from the hustle and bustle of city life. Currently, Dairy Farm is relatively less densely built, providing a quiet and intimate living environment, as well as unblocked views of the parks.

The surrounding environment is tranquil and filled with lush greenery, thanks to the site's proximity to various parks and green spaces. The Bukit Timah Nature Reserve, Dairy Farm Nature Park, Chestnut Close Park, and Bukit Panjang Park offer a dose of nature, and provides recreational offerings to residents in the area.

In addition, the 24-km Rail Corridor nearby connects major green spaces and is great for cyclists, joggers and avid animal or bird watchers alike. Residents have plenty of opportunities to enjoy the scenic views, experience various nature trails and go wildlife spotting during the weekends.

Connectivity and amenities

The site in Dairy Farm Walk is not particularly close to an MRT station, with the nearest being Hillview MRT station on the Downtown Line which is around 1.2km away. The Downtown Line takes commuters directly to the Marina Bay financial centre in about 30 minutes, and the Shenton Way area via Telok Ayer station in around 35 minutes.

In the future, connectivity will be further improved when the Cross Island Line (CRL) is up and running. Commuters will be able to switch to the CRL via the King Albert Park MRT interchange station, which is just two stops from Hillview MRT station. The CRL will connect to major commercial hubs like the Jurong Lake District and the Punggol Digital District, as well as neighbourhood centres including Ang Mo Kio, Clementi, and Pasir Ris.

When it comes to commercial offerings, residents can head to the nearby Dairy Farm Mall and HillV2 mall, as well as The Rail Mall. Meanwhile, there is the Hillion Mall which is two MRT stops away in Bukit Panjang, and a wide range of retail and dining options in Beauty World, which is undergoing transformation. There are numerous eateries and shops in Bukit Timah Shopping Centre, Beauty World Centre, Beauty World Plaza, F&B outlets along Cheong Chin Nam Road, as well as the upcoming three-storey Bukit V mall at the new integrated development in Jalan Anak Bukit.

Schooling options

Thanks to its unique locational attributes, the Hillview and Dairy Farm area is a rather popular choice with expatriates, be it homeowners or renters. The availability of international schooling options near the Dairy Farm Walk site is a plus for those intending to rent out their homes.

The Dairy Farm Walk site is a stone's throw from the German European School Singapore, and it is also near CHIJ Our Lady Queen of Peace, Assumption English School and Assumption Pathway School, all of which are about a 15 to 20 minutes bus ride away.
